Buying a new home.
Before committing to the purchase of a new home, a professional inspection should always be performed, despite the pressure felt in a frenzied real estate market. Our associated home inspectors can go in and evaluate your potential purchase, and identify issues and what you may want to do to customize the home to your needs. We can move quickly so that you don’t miss out making your offer.
To avoid conflict of interest, DMCC does not directly recommend architects or contractors. What we can do, however, is to assist you in the process of selecting your design and construction team. We will then continue as your advocate for as long as you need or want us. We work by the hour, so you are not locked into a contract with us. Our legal associate can assist you with the purchase agreements and renovation contracts as needed.


Planning an addition or renovation to your existing home
A renovation or addition project on one’s home is likely to be a major disruption and stressful, especially for those who must live there while the work is being done. DMCC will work on your behalf to mitigate the disruption, assist in phasing, scheduling, and quality control, to make sure that you are getting the desired materials, finishes, function, and quality. We will help you schedule the payments to the contractors to make sure your investment is protected.
Building a new home.
Unless you have a strong construction background, you will not know what to look for and consider during the planning and construction phases. DMCC will work with you to develop a complete specification package. If you have an architect, we can work with them to supplement any package they may have put together. By listing material types, finish types, brands, and other details such as number of of coats of paint to be used, you will be making it clear to your builder what you are expecting. While the local building inspector will be concerned with compliance to local regulations, they do not do quality control or non-code related compliance. DMCC will work on your behalf, monitoring the work, and providing inspections and inspection reports, either weekly or as frequently as requested. This will also keep you informed of any schedule slippage, deficiencies or deviation from your specifications. We don’t direct the contractors on site. We may make suggestions to them but we report to you. We will work with you and your contractor to develop a “schedule of values” so that payments match the progress of the work. We will assist you in evaluating any “change orders” or resolving any owner / contractor disputes. Upon substantial completion, we can assist in drawing up a “ punch list” and seeing it to completion.
